​1) Complete Management Agreement

The management agreement gives us permission to manage your property.

Each owner should complete and sign the agreement. For jointly owned property between spouses, one agreement is typically sufficient as long as all required owners are included.

2)  ​​Add Property

Submit one property form for each property you would like us to manage.

3) Property Reserve 

There's no cost to get started unless if you need maintenance, lockboxes, door locks, etc. 

• If the above is needed, follow the steps below.

• If not, skip this step and we'll retain the property reserve from the tenants first months rent.

Our processor will add your property to AppFolio and send you a login link. Once you have access, please make an Owner Contribution for the $500 property reserve.

The reserve remains your money and serves as the minimum balance on your owner account. It is used to cover approved maintenance expenses when they occur.

During onboarding, we may identify recommended repairs or issues. We will contact you for approval before completing any non-emergency work.

4) Onsite Onboarding

During one onsite visit, we will complete the following items:

 

Marketing Photos and Video

We will take marketing photos and video of the property and upload them to AppFolio.

Lockboxes

• If you already have two lockboxes at the property, we can use yours. Just provide the codes.

• If not, we will purchase 2 lockboxes from Amazon. Good quality, push-button lockboxes typically cost around $50 each. Installation in on us! No charge.

• Why two? 

  • One lockbox for owner and manager access, typically installed on the garage door frame.

  • One hanging lockbox for self move-in.

Rekeying Locks

• Kwikset locks allow us to rekey the property between tenants for less than the cost of hiring a locksmith.

• When we visit the property:

  • If the locks are Kwikset and a key is provided, we can rekey the locks at no cost.

  • If the locks are not Kwikset, we recommend replacing them during onboarding. This helps prevent anyone with copies of the current keys from entering the property.

• If you need access after the locks are changed, we will provide the lockbox code.

• Kwikset lock sets are typically around $50 per door on Amazon. Please also plan for approximately one hour of labor at $89/hour to drill out, remove, and install each lock set when needed.

 

Maintenance Inspection

Our maintenance technician will inspect the property. If recommended repairs are found, we will record a video of the recommendations, upload it to YouTube, and text it to you for review and approval.

Remodeling?

If you are doing major work, do all your repairs before we dispatch our maintenance tech to complete the items in Step 3.

• Complete all repairs and upgrades.

• Remove personal items and trash.

• Put “Other Items” in a kitchen drawer (garage remotes, ceiling fan remotes, fireplace gas keys, and any other loose items that you would like is to keep track of.)

• Deep clean the entire home.​
